AC LETTING AGENTS – LIST OF AGENCY STANDARD FEES AND CHARGES
Fees payable before the start of the tenancy
A holding fee equal to one weeks rental This will be deducted from the first month rent
only if the tenancy goes ahead as agreed
Fees that may become payable during this Tenancy. All fees listed are payable to the AC Letting.
Early Termination of fixed term Tenancy Limited to the cost of setting up a new tenancy (subject to approval by landlord) and the loss of rent incurred by the landlord.
Amendments to the tenancy agreement £50 but this cost could be higher in
some cases so please ask
Loss of keys or security device Limited to the Agents reasonable costs incurred
and to include but not limited to the cost of
replacement keys/locks and security devices
Change of Permitted Occupier – per person £50 but this cost could be higher in some (always subject to agents approval) cases so please ask.

Looking to rent a property?
If you are looking to rent a property just contact the office or call in. We will ask you what you are looking for and based on your individual circumstances we will offer you any suitable properties currently on our register.
Just remember that new properties come in on a regular basis and if we don’t have what you are looking for we will contact you as soon as anything becomes available.
Tenant application form
Once you have seen a property that you wish to take you will need to complete an application form. You can collect this from the office or download it by clicking the button below.
Just return the completed application form to our office together with the requested documents and your initial one weeks holding fee. This will be refunded if the tenancy does not go ahead.
We Guarantee to refund your Tenant fee in full if your application is declined.
No other agent claims to do this – we just think it’s the right thing to do.
If my tenancy application is accepted?
We will let you know usually within 24 hours and often sooner that your application has been accepted.
If you are happy and wish us to process your application we will complete all the required documentation which includes the referencing and tenancy agreements.
We then keep you fully informed of all progress right up to the day that you move in.
If my tenancy application is declined?
Unfortunately some applications can be declined – for example if your credit check fails or if there are a number of other applicants for the same property.
We will usually let you know within 24 hours and often sooner that your application has been declined. You can then come to the office to collect your documents and your one weeks holding fee.
We do not keep your money or charge you a referencing fee
